We sourced this property for our Investors. This was a 3 bedroom family residential property.
We saw the potential of creating this into an HMO (House of Multiple Occupancy). It already had 3 double bedrooms and family bathroom upstairs along with two Reception rooms downstairs which were big enough to turn into bedrooms as well. The property required a small extension (under permitted development) to create the 6th bedroom. As you can see from the floor plans this is how we changed the layout to create the HMO. The reasons why our Investors prefer HMOs to normal BTLs (Buy to Lets) is the increase in rental income. You can then rent the property out by bedrooms to individual people rather than to just one family.
